Waiting is my new middle name

Last Friday, the FHA appraiser was supposed to appraise the house. He was unable to because the utilities weren't turned on. So by Monday the utilities were turned on and the appraiser went back to the house where he discovered that a heating element in the water heater wasn't working and needed to be repaired for the FHA appraisal. Thankfully the seller agreed to send someone out to fix that, so on Tuesday a repairman was supposed to go out. For one reason or another the repairman never showed up and fixed it so the appraisal can't be finished. We're hoping that the repair gets done soon so the appraisal can be finished up.

We did some reading about FHA appraisals and were surprised at what we found. We didn't realize that an FHA appraisal is completely different than a conventional loan appraisal. When the FHA appraiser comes through, you must have ALL appliances, a working water heater, the carpet must be in good shape, there must be paint on the walls, etc. They make sure everything is up to code and they'll even come back to you if anything in the home is at the end of it's useful life. We've only got a few years left on our roof so we're concerned that they'll come back and refuse to give us an FHA if that isn't fixed which means we'd have to take an FHA rehab loan and add money to our loan to use to fix the roof. No fun. HOPEFULLY it isn't an issue and everything goes smoothly. We can't wait to get into our new house! I picked up more moving boxes today so we should be able to finish packing this weekend and then be able to relax before the madness begins. Turnip and Rockford are also looking forward to the move and can't wait to have a yard to run and play in! This house is definitely worth the wait!
